The Minority Apartment Owners Association (MAOA) held its bi-monthly meeting on Thursday, July 10 at the corporate office of International Realty & Investments. Nearly 60 attendees were there to hear guest speaker Mr. David Hernandez, co-founder of the Los Angeles Trash Haulers Association. He provided an overview of Ordinance number 182986 entitled "Citywide Exclusive Franchise System for Municipal Solid Waste Collecting and Hauling Program."
The Ordinance creates eleven Exclusive Trash Franchise Zones. The trash hauler who receives the exclusive franchise will be the only company who will be authorized to collect the trash from commercial and multi-unit apartments (4 units or more).
Apartment owners, all commercial clients including restaurants, non profits, churches, etc., will not be allowed to use any other hauler to remove their trash except the hauler awarded the exclusive franchise. They are not allowed to remove the trash on their own. Those within the franchise zone must pay the hauler the fee charged by the franchise owner. Hernandez explained how the ordinance will have a negative impact, as well as higher costs for rental property owners in Los Angeles.
Closing out the program with a legislative update was Attorney Harold Greenberg, past president of the Apartment Association of Greater Los Angeles and Malcolm N. Bennett, president of the MAOA, and broker/CEO of International Realty & Investments, a firm specializing in the sale, acquisition and management of income properties.
